Act one · What you are up against

Florida works on your house every day.

It does not arrive all at once. It comes in layers, each with its own season and its own cause — and each one needs a different answer.

  1. Oak pollen

    Concrete drinks everything.

    Live oaks drop catkins and a fine yellow-green dust, and it settles into the open texture of a driveway rather than sitting on top of it. The first rain does not rinse it off — it drives it in. Add tyre marks, irrigation rust and whatever the lawn service throws, and the slab ends up several shades darker than the day it was poured.

  2. Algae · shade and humidity

    Shade is where it starts.

    The elevation that never gets direct sun stays damp longest, so that is where algae takes hold first — the wall that sits under a big oak, for instance. You can read the tree line in the staining. Irrigation overspray keeps the same surface damp.

  3. Gloeocapsa magma · the black streaks

    The roof feeds it.

    Those dark stripes running down a Florida roof are an organism: the shingle makers' association names Gloeocapsa magma as probably the most prevalent species behind them. It spreads downward with the runoff, which is why the streaks point at the ground. Neither can be pressure-washed off without taking the roof with it.

  4. Tiger stripes · gutter faces

    Gutters stripe last.

    The vertical bands down a gutter face have a name in the trade: tiger striping. The one manufacturer document we could find that names the pattern calls it atmospheric soil accumulation, says it occurs naturally and leaves it out of the finish warranty — and the trade has no settled account of where it comes from. For cleaning it, that document recommends clear water, a garden hose and a soft-bristled brush. Brightening the gutter face is a separate service from clearing the gutter out.
